Golden Visa Program
The Golden Visa Program was launched in 2013 to attract foreign residency in Europe via a real estate purchase. It is also the only European program offering immediate permanent residency. The Immigration and Social Integration code, 2014 introduced provisions to facilitate the stay of non-EU nationals, who are granted a five-year residency visa, in return for a real estate investment of EUR 250,000. This visa can be acquired under 90 days and is renewable every five years, if the property investment is retained.

Application Process
To qualify as an investor under the Golden Visa, you need to make any of the investments below and keep it for at least five years.
Investment Requirements
- Real Estate: EUR 250,000 in any type of property, including land and timeshares. The investment can be financed as long as the down payment is at least EUR 250,000. The applicant must have 100% ownership of the property, even if it’s owned under a company.
- Business: EUR 250,000 invested in a business activity in Greece. Investment Greece must approve the project, and there are no limitations on the investment activity provided that the activity is viewed as beneficial to the Greek economy. Up to 10 permits can be given to investors combining their investment together into one project.
Other requirements:
- Provide a criminal record certificate certifying the applicant’s record in the country of his or her residence.
- A medical certificate issued by a recognized state or private institution stating that the person is in good health and does not require public health measures.
- Travel insurance that covers the length of the visa and covers any expenses that may occur in the event of medical repatriation, immediate medical care and emergency hospital services.
